What you pay: Nothing.
What you receive: Review of your project documents by our highly experienced professionals, along with a draft analysis + one round of revisions, an executive summary, and a final clean PDF suitable for stakeholder review.
Proforma Financials
Pricing: Tiered per‑dataset pricing — Basic: $2,500; Standard: $6,000; Advanced: $12,000+ (custom).
What you pay: Price set by depth of data and modelling required.
What you receive:
- Basic: single‑asset, high‑level proforma (income/expense, simple sensitivity).
- Standard: detailed monthly cashflow, three‑case sensitivity (base / upside / downside), cap‑table and financing waterfall.
- Advanced: investor‑ready models, tax/DSCR modelling, multi‑phase construction draws, and lender deliverables. What you get: Clean, formula‑driven Excel model, assumptions page, 3‑case outputs, and a one‑page investor summary.
When payment is due: Fee payable upon delivery of final model.


Property Transactions (Acquisitions / Dispositions Support)
Pricing: Value‑based closing fee — negotiated based on transaction size and complexity.
What you pay: A negotiated fee that reflects complexity and our level of participation (deal structuring, documentation requirements, closing coordination). Third‑party vendors (legal, survey, title) billed at vendor rates and passed through.
What you receive: Deal memo, term negotiation guidance, coordination of due diligence, and closing deliverables.
When payment is due: Fee payable at successful closing.
Modular Application (Vendor Introduction & Onboarding)
Pricing: Project introduction fee + success fee — Intro fee $0 – $7,500; success fee, if applicable, 1.0%–2.0% of material purchase (negotiated).
What you pay: No fee for qualifying partners; project introduction fees apply for dedicated sourcing or expedited vendor allocation. If vendor terms include preferential pricing or financing, a small success fee on the materials contract may apply.
What you receive: Vendor matches, prioritized production windows, shared spec packs, and procurement transition support.
When payment is due: Intro fee, if applicable, payable at time of introduction; success fee invoiced on purchase order or contract execution.


Equity‑Stage Financing (Pre‑closing, Gap, and Bridge)
Pricing: Percentage at closing — typical range 1.0% to 4.0% of successful funding.
What you pay: Compensation is paid only on successful close of financing. Terms vary when we provide capital vs. when we introduce external investor funding sources.
What you receive: Funding source introductions, assistance with deal terms, closing coordination, and meeting-ready materials.
When payment is due: Fee payable at successful closing.
Funding Development Documents (Investor Decks and Exhibits)
Pricing: Flat fee + success fee option — Flat fee $5,000 – $15,000; success fee negotiable (e.g., 1.0%–2.0% of capital raised).
What you pay: Fixed fee covers research, document drafting, and one revision cycle. If we then place capital, a success fee can be taken at close in lieu of or in addition to the flat fee.
What you receive: Investor‑grade deck, financial exhibits, market comps, and a tailored outreach list.
When payment is due: Flat fee payable upon delivery; any success fee payable at closing.
